You can now assign a single agent to multiple branches within your organisation.

Many estate agencies operate across multiple branches or offices. Until now, agents were linked to just one branch on the Bamboo platform. With this update, you can assign an individual agent to two or more branches, making collaboration and management of auction properties more streamlined than ever.

This new feature is now live and available to all Bamboo Auctions partner agencies.

Our auction service has varied over the years, starting with the more traditional in-room auctions selling everything from property and land to more peculiar water storage tanks and pumping stations! This service evolved with the technology to the online format with another provider initially, then to Bamboo.

Bamboo has helped Bradleys auction service by supporting our desire to manage the process with our clients, something that supports our motto of People Serving people. The platform provides the transparency we believe is important and the technology to perform at speed, accurately and ensure the process concludes successfully. 

The onboarding process was very simple and following the short training sessions, enabled our teams to take it forward immediately. It naturally helped due to us offering the service before, so it was a change of platform essentially, although the support team and ability to contact someone at Bamboo should a situation not be clear, or some support required has been invaluable. 

The appeal of Bamboo was not only the people that run the business being very open and easy to connect with, but also backing up everything they said they would do. The platform and offering continues to evolve and that is also important to continue to grow our success of selling via the modern method of auction.

While managing a live auction can initially feel challenging, with the right preparation and strategy, it becomes a highly effective way to achieve fast, secure, and competitive outcomes.

Whether you're an estate agent new to property auctions or looking to better support your clients, understanding bidding increments is key to navigating the auction process with confidence.

What Are Bidding Increments? Bidding increments are the set amounts by which a bid must increase during an auction. They ensure that bidding progresses in an orderly, transparent, and efficient way.

Rather than allowing bidders to raise their offer by small, arbitrary amounts, increments create a structured framework that keeps the auction competitive and moving forward.

As an estate agent, you’re often the first point of contact for sellers and buyers considering the auction route. Understanding bidding increments allows you to:

Auctions offer a fast and secure method of sale, and as an agent, your knowledge plays a vital role in making the experience smooth for both buyers and sellers. Knowing the ins and outs of things like bidding increments gives you a professional edge and builds trust with your clients.

In the world of property auctions, the reserve price plays a central role in protecting the seller’s interests while keeping the auction process competitive and transparent.

A reserve price is the minimum amount a seller is willing to accept. If bidding does not reach this threshold, the property is not sold.

The reserve for the property can be no more than 10% higher than the guide price and once the property is live for bidding, the reserve can no longer be increased, it can only be lowered.

In live auctions, sellers may wish to lower the reserves in response to active bidding. This is typically done through communication with the auctioneer.

Bamboo Auctions: What Is the 5-Minute Rule?

In online property auctions powered by Bamboo Auctions, the 5-minute rule is a key feature designed to ensure fairness, transparency, and competitive bidding right up to the final moments.

What Is the 5-Minute Rule? The 5-minute rule means that if a bid is placed within the final 5 minutes of an auction, the auction timer will automatically reset to 5 minutes.

This allows other interested buyers a fair chance to respond, preventing last-second “sniping” and helping to ensure the property achieves its true market value.

I’m Graham, an ARLA-registered lettings agent working out of Sunderland for The Good Estate Agents. While our company spans multiple regions and offers a range of services, my expertise lies right here in our local market.

After trying a few online auction services with mixed results, I decided to bring our auction operations in-house using Bamboo’s technology and it’s been a game changer.

With the upcoming changes to Stamp Duty thresholds on 1 April 2025, auctions are becoming an increasingly attractive option for homeowners looking to sell quickly. The Stamp Duty threshold will drop from £250,000 to £125,000, and the first-time buyer limit will fall from £425,000 to £300,000. These shifts are driving interest in auctions, as buyers and sellers aim to secure deals before the changes take effect.

At Bamboo, we’ve seen a 7% increase in properties sold via auction over the past three months compared to the same period last year, highlighting the growing demand for auction services.

To help you and your vendors succeed, we recommend these three strategies:

1. List Properties with a ‘Starting Soon’ Status

While waiting for the legal pack to be prepared, list your property with a ‘starting soon’ status. This allows you to generate interest early and gives potential buyers the option to submit pre-auction offers via our "Make an Offer" feature. If an offer is accepted, you can run a private auction, creating a seamless and efficient process for all parties.

2. Monitor Interest and Adjust Pricing if Needed

If a property hasn’t generated sufficient interest after 10 days, it’s time to have a conversation with your vendor about a potential price adjustment. A strategic price reduction can reinvigorate interest and ensure the property gains momentum before auction day.

3. Promote Properties Across Multiple Channels
